Morrisville sits between Cary and RDU, and its housing stock reflects that: a high proportion of townhomes, smaller single-family lots and newer development compared with the towns around it.
Smaller lots change the work rather than reducing it. On a compact Morrisville property the beds, the edges and the few hundred square feet of turf are all visible at once, so detail matters more than scale — and a drainage problem has far less room to resolve itself.

Morrisville’s shade is frequently architectural — a neighbouring townhome or the house itself casting a line across the yard for most of the day — rather than canopy. The effect on turf is the same, and it usually points toward tall fescue or zoysia rather than bermuda, which needs full sun.
The Piedmont fall seeding window applies here as everywhere else in the Triangle: NC State Extension targets mid-September to early October, with aeration and overseeding on established lawns around September 15th to October 1st, once soil temperatures are above 60°F.
Brown patch develops on tall fescue when night temperatures hold at 68 to 70°F for five to seven nights and leaf blades stay wet for 10 to 12 hours. On tight lots with restricted airflow between buildings, turf can stay wet longer in the morning than an open lawn would — which makes overnight irrigation timing more important, not less.
