The town itself is two places that grew together — Fuquay Springs and Varina — and the housing stock reflects that history, mixing established older sections with substantial recent growth on the outskirts.
Where a Morrisville property might be a few thousand square feet of turf, a Fuquay-Varina lot can be a half acre or more. That changes the calculus on everything priced by area — sod, top dressing, mulch and the fertilization program all scale with square footage, and it often makes sense to prioritise the areas that are actually seen and used rather than treating every square foot identically.
Fuquay-Varina formed from the merger of Fuquay Springs and Varina, and the older sections around both original centres have mature trees, established beds and the pruning and leaf-management needs that come with them. The newer growth on the edges of town has the compacted, recently graded ground common to all new Triangle construction.
Fuquay-Varina sits at the southern end of Wake County, further from the Piedmont uplands than Apex or Cary. Soil varies more across properties here than it does in the tighter subdivisions to the north, which makes an on-site look worth more than an assumption — the right answer on one street is genuinely not always the right answer on the next.
Open lots with less canopy favour bermuda and zoysia, which want full sun and handle heat and traffic. Those grasses are fed through the summer while they are actively growing — the opposite of how a tall fescue lawn should be treated in the same months.
Where fescue is the right choice — shaded areas, or a homeowner who wants green through the cooler months — the Piedmont fall seeding target still governs: mid-September to early October, with aeration and overseeding on established lawns around September 15th to October 1st.
Fall armyworms can move through and strip a large lawn in a matter of days, and the more turf a property has, the more there is to lose before anyone notices. Grub damage works the other way — below the surface, showing up as turf that lifts easily. Both are available as treatments within our fertilization program rather than as an emergency call.
